Here at PSV Electrical, we specialise in the older property re-wires.

Are the beams on show that support the upstairs flooring?

Do you currently have cables or junction boxes on show, cliped directly on the old beams?

We don’t like visible cables in older houses and would not have them in our house! So why should you?

All new cabling will be ran within strict cable zones, and mess will be kept to a minimum. However some mess will be required to acheive this.

Old property issues found in pprevious properties that we have updated and made safe are;

Wooden back boxes – Containing the electrical connections to the fixtures

Crumbling insulation – Cables that are that old, the insulation has completely cracked and fell off, exposing live conductive parts

Lack of earth – no earth on circuits or within metal fixtures, could lead to electric shock.

 

We found all of the above issues in a previous re-wire we carried out. On top of this, the old consumer unit had no protection, so the property was a very high risk of fire and electric shock!

Re-wires are highly recomended in the UK every 25 years if no other warning signs show up before then.

Warning signs may include;

  • Flickering lights

  • Constantly replacing bulbs

  • Damaged power sockets (Signs of burning)

  • Frequently tripping breakers

  • Any electric shocks

  • Signs of warn cables

  • Black, rubber insulated cables.

We will be in and out as quick as possible after fully re-wiring every circuit and replacing the end fixtures, not including kitchen appliances.

We offer 2 prices on the re-wire quote, one for an empty, none lived in premises, and one for lived in.  The key difference here is that a lived in premises would require a lot of extra work to make the area safe/livable at the end of every day before we leave, drastically prolonging the re-wire duration.  Alternate power supply will also need to be installed for the duration.

We will complete the re-wire, test the circuits and clean up before we leave.

Time estimate for this service is from 3 – 14 days depending on the size of the premises.

Estimated costs (3 bedroom house with one bathroom and no outbuildings.) Each property will undergo a thorough evaluation and a bespoke quote will be generated to suit.

Re-wires

Guidance Notes

Dust/Debris

Multiple wall chases will be made during a re-wire, which in turn will create a lot of dust and debris.  We will of course clean it all up prior to completion, but please be mindful of covering any delecate equiptment or moving it to a different location prior to our arrival.  We will however cover any equiptment and furnature present with plastic dust sheets.

Floor Boards

During the re-wire, a lot of floor boards will be pulled up for running cables, leaving joists and the void below the flooring on show.  This will all be put back as was prior to completion, or at the end of every day in a lived in re-wire.

Carpets and Dust

Please note.  Although we do all we can to re-lay the carpets as they were found, we are not carpet fitters.  We have never had a customer complain about our carpet re-lays, but feel it should be mentioned here.  Dust from the ceiling cut-outs may be present in the room for a few hours post works completion.
