home rewire

Is your electrical installation safe?

Approx. 8000 house fires a year are caused by faulty/dodgy electrical installations.

Home rewires should be completed every approx. 25 – 30 years to ensure the insulation on the cables hasn’t degraded to a point of failure.

Things to look out for if you are unsure about your home rewire needs;

Do any of your circuit breakers routinely trip the electricity off?

Do you have any flickering lights that a quick bulb swap wont rectify?

Do you feel like you are constantly replacing light bulbs or blown fuses?

Are you experiencing a strange fishy smell in your home where there is absolutely no reason for the strange smell? (This could be burning electrical insulation)

If any of these are happening in your home, then please reach out, we can come and have a quick look, conduct some tests to see if you should be looking at a full rewire.

If I do need home rewire, what’s the process?

We will come and have a look at the property, and run through our analysis of materials required and the approx. duration of the works.

We often send 2 thorough quotes through, which will be quickly broken down below;

  • A living in re-wire quote
    • This is for a property where you will remain living for the duration of the works. This one will be more expensive as it drastically increases our workload each day.
    • We will need to configure a temporary power supply to keep certain elements of the house up and running over night.
    • Some cables will be left in a ‘Live’ state for things like the boiler, and a socket circuit, which in itself causes more issues for our work rate.
    • Each morning we will need to spend addition time to find the cable runs again, things like lifting carpets and floorboards.
    • Then each evening, we will need to replace the floorboards and carpets to leave the house in a liveable state overnight.
    • We do not recommend a living in re-wire due to the additional time/costs and also due to the dust that may be present from chasing walls out for the new cables to be installed.
  • A living out re-wire quote.
    • This one will be quite a bit cheaper than the 1st quote.
    • It drastically reduces the additional workload for us to complete the full rewire as we wont need to put the house back to a liveable state each evening, or spend the time each morning getting it back workable.
    • Dust sheets can be left in position to aid in the clean-up at the end of the works, which will drastically reduce the time and potentially the dust created.
    • This is the type of home rewire we would recommend.

Some previous customers have actually worked out the price difference and booked a short stay holiday to get away for the duration of the works.

Once you accept one the the quotes, we will nip out again with a floorplan and have a good walk round your home to mark each fixture location that you decide on.

We will send you a copy for you to sit with and evaluate over a few days/weeks because 9 out of 10 times you will slightly change your mind, or thing of another idea for future use.

Each full rewire will quote will include standard white fixtures of a decent quality (Not some of the rubbish you find in some of the new builds) if you wish to swap these for another style, such as brushed steel let us know as soon as you decide because it may slightly affect the quoted price due to the materials being more expensive.

Leading up to your home rewire.

A few days prior to your full rewire starting, we will visit one final time to ensure that you are still 100% happy with fixture locations and styles.

We will have a full and thorough walk around once more, and even mark on the walls/ceilings where you want your fixtures to be installed.

If we need to update any of the floorplan, this will be done after the last visit and again, a copy will be sent through.

The full rewire.

When we arrive to start your home rewire, we will leave the latest edition of the floorplan clearly visible and then fully and safely isolate your house from the main power supply.

Then cable runs will be clearly identified and made accessible, this is where carpets and floorboards will be lifted.

Wall chases (plaster and bricks will be cut out for cable) will be completed to to aid in the cable runs, within safety zones as per the current regulations. These will be discussed during one of our visits.

The cable pulls will then be started. Getting the relevant and sufficient cables to each location for your desired fixtures.

Once all the cables and back boxes and other miscellaneous 1st fix items are in place, we will start the 2nd fix (Installing the actual fixtures)

Finishing up with the new consumer unit (Fuse Box) that will contain a surge protection device and full RCBO’s for each circuit.

The whole installation will then be fully tested and certified prior to a thorough clean-up.

Managing your expectations on return.

Full rewires are very intrusive works, which can cause a fair bit of mess.

Carpets and floorboards being lifted will go back exactly as they were prior to the home rewire starting.

Wall chases however, these will be left as cut-outs in the plaster/bricks with the cables clipped neatly within from either the floor or ceiling to the fixture.

Images of wall chases will be included in your info package prior to the works starting, to help manage your expectations.

We will also leave you contact details of a plasterer who will come and give you a quote to re-fill the chases and make the walls right for re-decorating.

Re-decorating will be a must after having a full re-wire.
